The right roof, at the right cost, for the life of the building.

Independent roof consultants who review your roofs, work with your team, and design roof systems that perform and pay for themselves. For owners of commercial buildings and the roofing companies who serve them.

Why most reroof decisions cost more than they should

An operator's view of specification, bidding, and what actually fails

If you own or manage buildings

Your roofs are among the most expensive systems you own and the least visible until they fail. We give you an operator's read on their condition, a plan for each one, and a specification and bid process that gets you the right system at a fair price.

If you run a roofing company

You have crews and customers but not always the design, estimating, or service structure that wins the better work. We work with your team to build the technical and commercial discipline that lets you compete for and keep portfolio accounts.

Roof systems that perform and cost less over time

A high-performing roof is not the most expensive one. It is the system that fits the building, the climate, the budget, and the plan for the property, installed by a contractor who was selected on more than just sticker price, and maintained so it reaches its design life. We work on all four.

Roof review and planning

A condition assessment of every roof in the portfolio and a plan that tells you what to repair, what to replace, and when.

  • On-roof condition surveys
  • Remaining-life and risk ranking
  • Capital plan across the portfolio
  • Repair-versus-replace decisions

System design and bidding

The right system for each building, written into a specification that contractors can bid on evenly, and a bid process that compares them properly.

  • System selection: TPO, PVC, EPDM, modified, metal
  • Specification and detail drawings
  • Contractor qualification and bid leveling
  • Installation observation and close-out

Service and maintenance programs

A maintenance program built around the actual roofs, so small problems stay small and the roof reaches its design life.

  • Inspection and housekeeping schedules
  • Leak response standards
  • Roof records and warranty tracking
  • Contractor service agreements

Most roofs we review are not ready to be replaced. The point of an independent review is knowing which ones are.

Independent, but not academic

Manufacturer's rep

No product to sell

We are not paid by a membrane maker. The system we recommend is the one that fits the building, and we will say when a repair is the better answer than a reroof.

Contractor's estimate

An owner's-side read

A contractor's proposal is a sales document. We give you a specification and a leveled comparison so every bid is for the same roof.

Inspection report

A plan and a number

A condition report tells you what is wrong. We tell you what to do about it, in what order, and what it should cost.

Operators who have installed roofs

Our partners have run commercial roofing crews and departments. We know what a detail costs to build and what fails first.

How an engagement runs

Every engagement starts on the roof. What happens next depends on what we find and what you are trying to do with the property.

First

Review

We walk every roof in scope, document condition, and rank them by risk and remaining life.

One to three weeks, depending on portfolio size

Then

Plan

A capital and maintenance plan for the portfolio with budgets by year and a recommended system for each roof that needs work.

Delivered as a working document, not a report

When work is needed

Specify and bid

We write the specification, qualify contractors, level the bids, and observe the installation through close-out.

Per project

Ongoing

Maintain

A maintenance program and annual review keep the plan current and the roofs on track for their design life.

Annual, retained

Three ways to engage

Start with a single roof or a whole portfolio. Roofing companies engage on the same terms for the buildings they serve, or for their own operation.

Roof review

Per roof or per portfolio, fixed fee

A condition assessment and plan for one building or every building you own, with a clear repair, replace, or maintain recommendation for each.

  • On-roof survey and photo record
  • Condition rating and remaining life
  • Budget-level cost for recommended work
  • Portfolio capital plan when more than one roof

For owners who need to know what they have before they budget

Project consulting

Per project, fee scaled to scope

Full owner's-side support for a reroof or major repair, from system selection through installation close-out.

  • System selection and specification
  • Contractor qualification and bid leveling
  • Pre-construction and progress observation
  • Warranty and close-out documentation

For owners with a reroof ahead and roofing companies who want a spec-driven bid

Roof program

Annual, retained

We become the roof department you do not have: plan kept current, maintenance managed, projects run, and one point of contact for every roof.

  • Annual condition review of the portfolio
  • Maintenance program management
  • Project consulting as work comes up
  • Roof records, warranties, and reporting

For owners and managers with a portfolio, and roofing companies building a service operation

What you see

One page per roof, one page for the portfolio, kept current. Condition, remaining life, planned work, and budget, so the roof line in your capital plan is a number you can explain.

Operators, not observers

Tanara's partners have installed, serviced, and managed commercial roofs, and built the departments that do it inside roofing platforms. We know what a detail costs to build, which systems fail first in which climates, and what a contractor's number should look like.

That is why our recommendations come with a cost, a sequence, and a contractor's-eye view of whether the work will actually get done right.

Questions we get from owners and contractors

Are you a roofing contractor?

No. We do not install roofs and we do not sell products. We work on the owner's side of the table, or alongside a roofing company's team, to get the right system specified, bid, installed, and maintained.

Will you tell us to replace the roof?

Only if that is the right answer. A large share of the roofs we review are candidates for repair or a better maintenance program rather than a reroof, and saying so is the point of an independent review.

We already have a roofing contractor we trust. Do we still need you?

A good contractor is an asset, and we work with them. What we add is a specification so their proposal is for a defined roof, a comparison if you want one, and observation during installation so the warranty holds. Most contractors prefer working to a clear spec.

How do you work with roofing companies?

Two ways. On projects, we bring a specification and a level playing field, which favors contractors who do the work right. For the company itself, we help build the estimating, design, and service discipline that wins portfolio accounts, the same work we do inside roofing platforms.

Do you work outside our region?

Yes. Reviews are done on the roof, so we travel. For portfolios spread across regions we plan the survey in one pass and manage projects remotely with local observation.

Start with one roof

Sixty minutes with your facilities or leadership team. Bring the roof you are most worried about, or the one you are about to spend money on, and we will give you an operator's read on it. No deck, no pitch.
